East Bangalore has become an important part of the city's residential expansion, with several developing corridors attracting new housing communities. Budigere Cross, located along the Old Madras Road corridor, is one such location where residential development is gradually taking shape alongside improving connectivity and urban infrastructure.

Sattva Aangane is an upcoming residential project planned in this growing part of Bangalore. Spread across approximately 10 acres and 4 guntas, the development is designed as a large high-rise community with seven towers and more than 600 residences.

The project is planned to offer 3 BHK, 4 BHK, and premium duplex homes, creating options for families looking for larger and more flexible living spaces.

A Residential Project Designed Around Space

The apartment configurations planned at Sattva Aangane are aimed at buyers who do not want to compromise on living space.

The 3 BHK apartments can provide a practical arrangement for families requiring multiple bedrooms, while the 4 BHK residences offer additional room for larger households.

For those looking for something beyond a conventional apartment layout, the premium duplex residences provide a multi-level living format with scope for creating separate zones within the home.

Seven High-Rise Towers

A major part of the project's identity comes from its vertical design. Sattva Aangane is planned with seven towers rising to 42 floors above the ground level.

High-rise residences can offer elevated views and a distinct urban living experience. The vertical format also allows a large number of homes to be accommodated while retaining the broader land parcel for the community's overall planning.

The project's approximately 10-acre-plus site gives the development considerable scale within the Budigere Cross corridor.

Premium Duplex Homes for a Distinctive Lifestyle

Duplex residences can provide a different experience from standard apartments. With living spaces arranged across two levels, homeowners can create a clearer distinction between private and common areas.

For example, one level can be organised around bedrooms and personal spaces, while another can accommodate family and entertainment areas, subject to the actual floor plan.

At Sattva Aangane, the inclusion of premium duplex homes adds another category for buyers seeking a larger residential format.

Location: Old Madras Main Road

The project is located along Old Madras Main Road near Budigere Cross, an area that has been seeing increasing residential activity.

The corridor is connected to several parts of East Bangalore and is surrounded by a mix of established and developing residential neighbourhoods. Its position also makes it relevant to buyers who work in the eastern and northeastern parts of Bangalore.

When evaluating the location, prospective residents should consider their individual commute, access to schools and healthcare, nearby retail options, and the current and planned infrastructure in the surrounding area.

Budigere Cross and the East Bangalore Story

Bangalore's eastern expansion has resulted in the development of new residential clusters beyond the city's traditional core. Budigere Cross is part of this wider transformation.

The area has attracted attention from developers looking to create larger residential communities, while its connection to established urban locations adds to its relevance for homebuyers.

Sattva Aangane is planned within this evolving environment, providing an opportunity for buyers to consider a newer residential address in East Bangalore.

Starting Price and Possession

The stated starting price for Sattva Aangane is ₹2.66 Crore*. The actual cost of a property can differ depending on the configuration, apartment size, floor, location within the tower, and other applicable charges.

The project's RERA registration has been applied for and is currently in process. Buyers should verify the official RERA registration details once they are available.

The expected possession period is approximately 37 months from the official launch. The final timeline should be confirmed through the project's official agreements and subsequent construction updates.

Important Information for Potential Buyers

Before booking a residence in an upcoming project, it is important to review the complete documentation and not rely solely on advertised specifications.

Some key points to verify include:

RERA registration

Sanctioned plans and approvals

Carpet area and apartment dimensions

Exact floor plans

Pricing and payment terms

Additional statutory and maintenance charges

Construction status

Amenities and common facilities

Possession schedule

Agreement and cancellation terms

A detailed review of these aspects can help buyers understand the project and compare it with their own housing requirements.

Who May Find the Project Relevant?
